FY2008 Budget; It is now time to prepare the FY2008 budget. Anyone interested in participating in this process is encouraged to volunteer. Please see the Management Company for more information.
FY2007 Budget; The Finance Committee and the HOA Board are working together to develop a new budget for the fiscal year 2007. This is a requirement of NRS 116. Our Fiscal year is January 1 through December 31.
Forensic Engineering Study; The HOA Board hired a forensic engineer to review the current condition of our infrastructure and to identify and rank appropriate improvements. This will help the HOA Board program and budget for needed improvements in a timely fashion. This project has three phases. We are currently in the third phase.

Capital Improvements
ADT Fire Alarm Replacement; The fire alarm system we inherited from the Developer was experiencing massive failures and was beyond repair. We were required by the Reno Fire Marshal replace the system. The HOA Board hired ADT to replace the system with a new system that meets the requirements of the Reno Fire Marshal. This project is completed.
Sun Deck Repair; The method used to cover the old pool in the sundeck is causing leaks and potential damage to other infrastructure. The HOA Board has hired a structural engineer to develop a plan to remedy the issue and ultimately re-open the entire sun deck for recreational use. The structural engineer has developed a plan that will require hiring a contractor and a crane to remove the existing concrete and replace the existing pool cover with a steel and light weight concrete replacement cover. This project is not completed.
Domestic Water Pump Replacement; The forensic engineer has identified a need for a new water pump and other improvements in order to fix water pressure related issues in the building. The new pump will be more energy efficient and should result in significant energy cost savings.
New Alarms for the Basement Garage; The forensic engineer has advised the HOA Board that the basement garage needs alarms to detect potentially unacceptable concentrations of toxic gasses. This is important due to the nature of the ventilation in the basement garage. This project is completed.
New Surveillance/Security Camera System; The HOA board has installed surveillance cameras in the garage and lobby area as a security measure to protect the common areas. The HOA board has also upgraded the cameras in the elevator and upgraded the video recording system.
Generator Repair; The generator provides emergency power for emergency systems in the event of a power failure. This is a required safety feature for our building. The HOA Board hired a contractor to repair the failed generator. The HOA Board has also implemented a preventative maintenance program to regularly service the generator. All required repairs were completed this year.
